Two consecutive record years

The Greater Miami Convention & Visitors Bureau (GMCVB) reported that Miami-Dade received over 28 million visitors in 2024, the highest number recorded in a single year. A year earlier, in 2023, the county had 27.2 million. Growth wasn’t explosive but steady, which is what matters most to those thinking about recurring income.

For 2025, the sector’s annual report, presented by the same GMCVB, noted 28.3 million visitors and a total economic impact close to 32.2 billion dollars. That means the destination not only recovered pre-pandemic levels but sustains them year after year.

How much they spend and who benefits

According to the 2024 report, visitors spent about 22 billion dollars in the destination, generating around 2.2 billion in state and local taxes. Tourism supported more than 209,000 jobs in the county. Behind these figures are restaurants, transportation, hotels, and increasingly, short-term rental properties.

The same report highlighted that Miami-Dade led Florida in hotel occupancy and ranked fourth in occupancy and third in average daily rate among the 25 top hotel markets in the United States. For an investor, these two variables, occupancy and rate, determine how much income a lodging generates.

Colombia, the top international market

A fact that stands out to our audience: in 2025 Colombia was again Miami’s top international market, with about 409,000 visitors, ahead of Brazil and the United Kingdom. In 2024, Colombian travelers were already growing at an 8% annual rate, according to the GMCVB.

This reflects something many Latin American investors already sense: Miami is a city they know, visit, and understand. Investing in what you know reduces part of the information risk, though it doesn’t eliminate market risks.

Connectivity supports demand

Miami International Airport (MIA) closed 2024 with nearly 56 million passengers, 6.8% more than the previous year. Of these, 25.2 million were international and 30.8 million domestic. Few cities on the continent have this combination of direct flights from Latin America and Europe.

More routes and more seats mean more possible travelers each night. It's one of the reasons why demand for accommodation in Miami remains strong even when the economy slows down elsewhere.

What these figures don't say

A record number of visitors doesn't automatically translate into more income for each accommodation. If the supply of rooms and apartments grows faster than demand, the occupancy of each unit can drop. Seasonality, events, local regulations, and the condition of the property also play a role.

That's why at CityFraction each asset shows its own estimated profitability, calculated with occupancy, rates, and cost data, and we clarify that it is not guaranteed. The big picture helps understand the context; the decision is made with the numbers of the specific asset.

  • Check the occupancy and rate assumed by the asset's profile.
  • Compare seasonality: winter and spring tend to be strong in Miami.
  • Look at costs: cleaning, maintenance, insurance, taxes, and channel commissions.
  • Diversify across cities so you don't depend on a single market.

How to use this data when investing

If you're interested in Miami, start by understanding the type of asset: a short-term rental apartment near high-demand areas behaves differently than a rental car or a traditional rental asset. With fractions from 50 USD you can have exposure to the city without buying a whole property and combine it with other destinations.

The correct reading of tourism records is this: there is structural and diversified demand, with national and international visitors. That is a good starting point, not a promise of results.
